Sale Deed
Title checks, drafting, stamp duty and registration of sale deeds for flats, plots, houses and agricultural land in Gurugram.
A sale deed is the document that transfers ownership of immovable property from the seller to the buyer. Under the Transfer of Property Act, 1882, a sale of immovable property worth one hundred rupees or more can be made only by a registered instrument, and the Registration Act, 1908 makes its registration compulsory.
Before a deed is signed, the chain of title, revenue records, approvals and dues should be checked, because registration records the transaction — it does not cure a defect in the seller’s title. The chambers verifies the documents, drafts the deed, works out the stamp duty on the applicable collector rate, and assists with the appointment, execution before the Sub-Registrar and the mutation that follows.

Frequently asked questions
No. An agreement to sell records the terms on which the property will be sold in future; it does not by itself transfer ownership. Ownership passes on execution and registration of the sale deed.
Stamp duty is calculated on the higher of the sale consideration and the collector rate notified for the area, at the rates notified by the Haryana Government. Rates can differ for urban and rural areas and for women purchasers, so they should be confirmed for the specific property before the e-stamp is bought.
The buyer should apply for mutation of the property in the revenue or municipal records, update the property-tax and utility records, and keep the original registered deed safely.
The information on this page is general in nature and is not legal advice. Stamp duty, fees and requirements are set by the authorities and can change; they are confirmed for each matter.
